Average Request Completion Time (ART) is the time from when an owner submits a request to when it's verifiably done — not "received", not "acknowledged", done. We benchmark every strata company in Australia on the same definition, segmented fairly by state and portfolio size.

Why this matters: "Response time" is gameable — an auto-reply doesn't fix a leaking ceiling. Average Completion Time measures the whole machine: triage, quotes, committee decisions, contractor scheduling, and sign-off. Combined with NPS, it can't be faked by closing tickets early.
We segment by state and portfolio size (under 20 lots / 20–80 / 80–200 / 200+). A 12-lot walk-up shouldn't be compared head-to-head with a 300-unit tower — the work is genuinely different. Cohorts are recalculated monthly. Companies with fewer than 50 completed requests in the period are excluded to protect statistical validity.
